Buying Journey Summary:

The search stage began nearly a year ago when I showed J an off-market property in the sought-after Oakhill state of Reservoir. Although the home had the scope and scale she initially wanted, it required significant work to reach her ideal standard. Assessing her budget and requirements, J realised she needed to be flexible with her initial brief and find a home in the desired pocket of the Inner North. Being time poor and unsuccessful in her own searches, she engaged me to do all the ground-work and shortlist suitable homes.

We inspected numerous homes across the Inner suburbs of Melbourne from Ivanhoe out to Brunswick West. The search itself took a few months, mainly due to the scarcity of large, renovated family homes in the market. The prevailing uncertainty in the real estate market made vendors hesitant to sell, fearing they might not achieve their desired results. However, this perception didn’t hold true for well-renovated homes, which were actually in high demand and selling well. Buyers preferred properties that were already renovated, rather than undertaking the effort themselves.

We came close to securing a home in Ivanhoe, but we missed out due to strong competition. I knew one of the competing bidders and was aware of their budget, which exceeded ours. Consequently, we lost the opportunity and turned our attention to a property that had passed in at auction two weeks prior.

Since J and T were about to embark on a family holiday up north, I had to arrange for them to inspect the property before they left and confirm their interest in pursuing negotiations. A week later, we successfully purchased the home for $100k less than the asking price. The success of negotiations often hinges on finding a mutually beneficial solution. It cannot be one-sided; rather, you need to identify and structure a deal that yields a favourable outcome for both parties involved.
