Buying Journey Summary:

R & J were familiar with Noosa and various apartment complexes having holidayed here for decades. However, despite many months of desktop research, property enquiries, and visits, they were no closer to a successful outcome.

Upon engagement, we efficiently and effectively educated to close knowledge gaps. Variances across apartment complexes are significant. Our knowledge of apartment sizes, floorplans, achievable net income, body corporates and pro’s & con’s of each and every apartment complex in the area provided clarity to R & J. After accessing 13/1 Picture Point Crescent (within ‘The Lookout’ complex) a month before it was set to come to market, we knew it was the right move for R & J. Also, and critically, superior net income generation compared to other complexes in the vicinity (some of which had options that could be bought and we said ‘no’ to).

Having been through every apartment within the complex that has transacted over the past 5 years, we had a very strong view on pricing – where we saw value and where we didn’t. Comprehensive due diligence was completed well before the property hit the real estate portals. By the time buyers (including other buyer’s agents with almost identical briefs) were lining up for an inspection, we had expertly negotiated to secure the property for R & J at a good price.
