A & D from Melbourne wanted a luxury waterfront holiday base. Water views, proximity and flat walk to (but not on) Hastings st. were non-negotiables. The property needed to be at least 3 bedrooms. A & D were open to a house or larger style apartment.

A & D sought out our support after we had confidentially assisted high-profile friends to buy a luxury holiday base in Noosa.
We initially met with A & D via zoom to understand their needs in advance of them flying up for a holiday. Leveraging trusted local relationships, moved quickly to line up a morning of off-market property inspections for A & D’s visit. The key purpose of these inspections in the waterways of Noosa Sound was to understand more about A & D’s needs and wants. Also, to share local market insight (pro’s/con’s of different streets, pricing etc.) to help inform and guide decision making.
During our morning of inspections, we worked together to establish that Noosa Sound (ex. Noosa Parade) would likely not meet their needs. They were after a more privacy, particularly no houses looking back at them from the other side of the water. Whilst options with long-water views exist, most are oriented to the south in this locale (an orientation A & D really wished to avoid). It became clear that something to the northern side of Noosa Parade would be ideal.
Within that first morning together, we were able to get an extremely good understanding of what would/wouldn’t work to inform the search moving forward. Most importantly, A & D were armed with knowledge and insight which gave them real confidence in decision making moving forward.
Over the following weeks we prospected the northern side of Noosa Parade up to and including Quamby Place. We privately inspected four properties along this relatively small stretch, sharing video footage and our opinions. The stand-out opportunity was an off-market 2 story townhouse style apartment (just one of seven) in the prestigious and tightly held Las Rias complex. Having previously purchased for clients here, we knew the complex and associated Body Corporate nuances very well. Being across $/m2 sale prices, tenure and pro’s/con’s of every apartment within the complex, we had a very strong opinion on pricing. We leveraged this knowledge to negotiate strongly, building a compelling story as to why we believed the vendor’s initial price expectations could not be justified.
The result, securing the property at a good price (8% less than the initial guidance), quickly, quietly and confidentially for A & D.
