N and S came to us as a referral after they had been looking for about 2 years. They were renting in Armadale and were keen to secure something in or around that area. They were open to looking at Boroondara but the preference was Stonnington. The original instructions were to buy a townhouse preferably 3 bedrooms.

Buying Journey Summary:

After our initial discussion and understanding of the brief we began the search to buy a townhouse. We started in Camberwell and Hawthorn, went to a few open homes and also attended an Auction to give they guys an understanding of how it works and what we were seeing. After a few months of looking, we found a couple of townhouses that were considered strongly in Glen Iris. We did our DD on these, attended the Auctions but ultimately we were falling short. We missed a couple by small margins, so we then had a discussion about what next and a plan
moving into winter.

We narrowed the search down to Armadale, Glen iris and Malvern and decided that a townhouse was just out of their reach, so we shifted our focus to 3 bedroom apartments. We found the perfect property in Munro Street Armadale. We inspected the property, N and S loved it and told me that they wanted to buy it, but it had to be before Auction.

They disliked Auctions and didn’t want to go through that process. Having a good relationship with the Agent I got on the phone and got the ball rolling, asking how many interested parties there were, were did we need to be on price to secure it before Auction.

The process was a little complex as an interested buyer was overseas and another interested party wanted to go to Auction. We stayed on the case, got our DD report done, contract checked and we were then ready to submit an offer pre Auction if we had too. As it turned out the Agent decided to bring it to ahead before Auction. We moved quickly,
put ourselves in the box seat to buy it and after a few tense hours we negotiated the successful purchase.
