Our doctor client “J M” was a New Zealand citizen who was relocating to Mornington with his children for a career opportunity. Having visited the area previously, but not confidently knowing the intricacies of the different pockets of Mornington, Mt Eliza or Frankston South, our client felt he needed our advice from the outset.

The first step we undertook for our client “J M” was a thorough education of the differences in the suburbs of interest, including the schooling options for the children. Some locations were ruled out and others included based on the lifestyle attributes that our client desired.
After a few weeks of searching, we identified a couple of properties to inspect together and our client flew in to inspect with us. We did thorough due diligence on two different options that ticked a lot of boxes for the client. One property in particular in Frankston South was very compelling emotionally, but ultimately the area was not as favourable and we decided to focus on the Mornington home in Bath St, close to Mills Beach in the prestigious Beleura Hill precinct.
The beautifully renovated home at 32 Bath St, Mornington was in a fantastic location, had a striking street presence, and a floorplan that lent itself to light-filled indoor outdoor living whilst having separate zones for privacy for the kids and adults. The property had initially been listed $2.95M – $3.2M which we felt was ambitious, and given the state of the market and negative sentiment due to land tax and high interest rates, we believed we could achieve a lower price in negotiations – which we were successful in doing so, securing the home for $2.56M.
We were able to negotiate a longer settlement period which matched the employment start date for the client, for finance and immigration requirements, and also a licence agreement so that the client could take possession earlier was able to move his family across in advance.
